FAQ`s

1. Do I need planning permission for your buildings?
As a general rule of thumb you would not need planning permission for most of our buildings. If you live in a green belt area, a listed building or would be taking up more than 50% of your allotted garden space (including existing buildings and extensions) contact your local planning authority as permission will need to be sought. If you can keep the building 1m from any fence or boundary (fire regulation) and 5m from your house, you can erect a temporary timber building (all our buildings classification) up to 5.0m (18ft) x 3.5m (18ft) or variations thereof. Should you be unsure about these regulations, please call for further details. We would recommend ALL our prospective clients check with their local authority.

2. What type of base do I require for your buildings?
Installation for any of our buildings requires a solid, level base. There are three options. Flag / paving stones, a well braced timber deck or concrete pad. For buildings over 4m we would recommend a concrete pad or well braced timber deck. For a usable timber garage a minimum of a 6 inch re-enforced concrete pad is required. Most bases would need to be 2-3 inches larger than the building for squaring purposes although some of our buildings do have specific base requirements. Please call for further details.

3. Can I view your buildings?
We have a show site in sowerby bridge West Yorkshire on Rochdale road A58 we have examples of sheds, summerhouses, log cabins, home offices childrens playhouses and dog kennels, so a good impression of size and quality can be gleaned from a visit. Our opening times are Monday to Friday 9.00am to 5.00pm, Saturdays 10.00am 4.00pm and Sunday we are only open for viewing.

4. Will someone conduct a survey for me?
unfortunately, due to the nature of our nationwide installation programme, we are unable to conduct surveys. Our knowledgeable sales staff would be able to talk you through every aspect of the planning, purchase and erection of your garden building without a survey being carried out. 5. What is a sectional building?
A sectional building is put together using pre-formed panels using 16/19/22 mm tongued and grooved cladding nailed to a sturdy framework.

6. What is a modular building?
A modular building builds up row by row, whether it be a notch and pass system as per our log cabins, or a corner-post system as per our Lugarde summerhouses.

7. How thick is the timber?
The timber thickness varies, depending on the type of building you choose. Sectional buildings have 16/19/22mm tongued and grooved boarding nailed to a sturdy framework. Our summerhouses and log cabins are 28/44mm thick, Lugarde Log cabins can be made 68mm thick for an extra charge All our buildings are completely water tight. You can consider one to be an extra room for the house, dry, warm and comfortable.

8. Can the buildings be used all year round?
Without lining and insulating the building or installing double glazing, our buildings could still be used throughout the year. Heating would be required for the winter months without a doubt, although the need is dramatically reduced with insulation and double glazing. Should you wish to be in the building for 8hrs a day, all year round (home office), we would recommend a minimum of double glazing and roof and floor insulation. Please call for details.

9. Can the buildings have plumbing and electrics?
There is no reason why our buildings cannot have plumbing or electricity to them. Although we do not undertake any base / plumbing / or electrical work ourselves, we would work in close conjunction with tradesmen of your own choosing. Please call for details.

10. Can you erect the building for me?
Although all our buildings are designed for self build, with full instructions and everything you would need to construct, we do offer a nationwide fitting service. The cost of the service depends on the building you require. Please call for details. Or Click here For information

11. Why is there a separate price for the floor with some of your buildings?
One of our manufacturers (Lugarde) are continental (Dutch) and as such many of their buildings, because of the continental climate, when they are installed are then screeded and tiled inside as a lot tend to be sat poolside. Without the floor system, whatever your base is (flags, concrete etc.) is what you will step onto over the threshold of your building. The floor system is inclusive of floorboards, bearers and mitred skirting.

12. Can you paint / treat the building for me?
Due to the precise nature of the construction, all our buildings come un-treated, however Lugarde do offer a one colour pre-wood stain service (light oak) at 30% of the cost of the building. We are able to offer a micro-porous timber preservative service (WR 3 in 1 anti-rot, mould and fungus preservative) which is applied after the building has been erected. This treatment preserves and protects the timber, reducing the expansion and contraction as well as acting as an interim weather protection of up to 3 months before a final decorative coat (wood stain or colour) need be applied by yourself.

13. How do I treat the inside of my cabin?
For the interior you can either paint or varnish. Because the timber is kiln dried and untreated it will attract dirt and hand/foot prints.

14. Do your buildings come supplied with double glazing?
Most of our buildings can be supplied with double glazing. We also have many that include it as standard. We would recommend a home office to have double glazing.

15. What type of insulation do you use?
Lugarde supply insulation material 4cm thick for both the roof and floor, simple to apply and relatively cheap.

16. Can I build the building myself?
All our modular buildings are designed for self build. They come with comprehensive instructions and only a limited amount of technical knowledge is required to install.

17. What sort of guarantee do the buildings have?
All our buildings have a 12 month manufacturers warranty on parts, apart from Lugarde who have a five year part replacement guarantee. For example, should a lock fail after four years, Lugarde would replace it, free of charge. Because wood is a natural product and prone to 'splits' and 'shakes', these are not covered by any guarantee, although we would endeavour to sort out as much of a problem as we are physically able to.

18. What roof coverings come with the buildings?
Most of our buildings come supplied with a bitumen shingle, tiled effect roof covering. These are available in five different colours (black, blue, brown, green, red). We also have a thatched roof covering available on a select number of models.

19. What else is supplied with the buildings?
Everything you would need to install the building (barring tools and manpower) is supplied, right down to screws and nails. Should you have the building installed by one of our experienced fitting teams, once we leave, the only thing you would need to do would be to paint it and enjoy it.

20. What is the cost of delivery?
The cost of delivery is dependant on your location. For England + Wales add £129.50 to the cost of your building. For the Scottich Lowlands and Highlands POA please call for details.

21. How long from ordering my building to delivery?
As a general rule of thumb, a delivery only building would take 4-6 weeks from point of order to delivery.

22. Can I live in one of your buildings?
Without any further modifications you can use your building as a dwelling. It may be used as a home office, day room, hobby room. home gym, teenage hideaway, art studio without any further work requireds. Unfortunately they do not meet the stringent stipulations for permanent housing and as such we do not offer this service.

23. I haven't seen exactly what I like. What can I do?
Most of the models in our Lugarde range can be adapted. Doors and windows can change positions, even types. Extra doors and windows can be added (size dependant). Also, one or more buildings can be joined together to create a building truly unique to yourself. We also offer a bespoke service, where, upon receipt of your requirements (a very basic sketch indicating type and number of doors and windows, internal rooms if any, whether you require insulation and installation etc.), we can produce a quote for pretty much any timber building you can imagine without necessarily costing the moon. 24. What makes your buildings into a home office?
By simply adding double glazing and then insulating, MOST of our buildings can used as a home office, including summerhouses.

25. What are the terms and conditions are involved in purchasing a building?
Once you have chosen your prospective building, we would require a 15% deposit, with the final balance 7 days before delivery or on receipt of a delivery date confirmation from Lugarde to ensure money is cleared. No building will be delivered until funds have cleared. If there is a delay in funds clearing there may be a re-delivery charge incurred.
